Hi Sarah,
Sarah — really enjoyed catching up today. Here's a short summary of what we discussed so you have it in one place.
Your home snapshot
These are estimates based on the information available today — not a formal appraisal or loan approval. Equity is a rough figure based on your original loan amount.
Things look generally stable, but a few items are worth watching. With the promotion, wedding planning, and remodel ideas in the mix, I recommend we keep an eye on your equity position and mortgage insurance status over the next 12 months.
Let's revisit in 6–12 months, or sooner if the remodel timing or wedding plans firm up.
What I heard from you
Based on what you shared, it sounds like your home is still working well and you see yourselves here for the long haul, you mentioned income or job change, and you're thinking about staying in this home long term. You'd like to understand whether equity could fund improvements and whether your current mortgage still fits your goals.
How your home is working for you
The morning light in the kitchen and how close it is to Otis's park. Feels like a ten-year house.
A dedicated office nook so she can host design clients occasionally without taking over the dining table.
Still fits well — no plans to move.
Looking ahead: Probably long term — we're happy and plan to stay for years.
What we discussed
- How your home is working for you today
- Whether this still feels like your long-term home
- How you feel about the payment you have today
- What's changed in your financial life since your loan closed
- What's coming up over the next 12 months
- Where you see yourselves in the next 5–7 years
- Other items on your mind we talked through
- Your current equity position
How you feel about the payment today
Love it — feels like a great deal I locked in
Comfortable with it — the 3.125% locked in 2022 feels like a win, and cash flow is good even with the wedding coming up.
What's changed in your financial life
Sarah was promoted to design director at Loop earlier this year and is planning her wedding for the fall. No major health or family changes beyond that — parents still in the Bay Area, no kids yet.
What's coming up this year
Focused on the wedding this fall and getting the home office nook usable so she can host design clients occasionally. Wants to keep an eye on equity in case a small remodel makes sense.
Where you see yourselves down the road
Sees this as a 10+ year house — kids possibly in the mix, wants to eventually add a real primary suite. Open to using equity thoughtfully but not eager to touch the low rate.
Other things we talked through
Mentioned they've been putting more into a brokerage account and want to make sure they're not tying up cash they may want for a small kitchen remodel.
Know someone who could use a conversation like this?
If a friend, family member, or coworker is thinking about buying, selling, refinancing, or just wants a second set of eyes on their mortgage — I'd love an introduction. A quick reply with their name or a warm intro email is all it takes.
